RESOLVED that

1.         Application V/2017/0266, CCIG Limited, 2 storey rear extension, Woodland Medical Practice, Bluebell Wood Way, Sutton in Ashfield.

 

In accordance with the Council’s Policy for dealing with late matters in relation to planning applications (Minute No. D4.17, 1993/94 refers), the Corporate Planning and Building Control Manager proceeded to give a verbal report as to additional comments received in relation to the application as follows:-

 

A petition containing 84 signatures had been submitted raising concerns surrounding volume of traffic and the potential for accidents.  The petition was received by Members prior to the last Committee on 27th July, 2017.

 

Revised drawings had been submitted showing that the projection of the extension had been reduced.

 

Mrs. K. Coleman, an objector to the application, and Dr. A. Pountney, on behalf of the Applicant, took the opportunity to address the Committee in respect of this matter.

 

It was moved and seconded that conditional consent be granted.

 

2.         Application V/2016/0487, Gleeson Regeneration Limited, residential development of 118 dwellings and associated works including the demolition of existing dwelling to create access, land to the rear of 249 & 251 Alfreton Road, Sutton in Ashfield.

 

In accordance with the Council’s Policy for dealing with late matters in relation to planning applications (Minute No. D4.17, 1993/94 refers), the Corporate Planning and Building Control Manager proceeded to give a verbal report as to additional comments received in relation to the application as follows:-

 

Late correspondence had been received from three neighbouring properties reiterating previous concerns and making two specific comments about the proposed highway improvements and in particular, the two central traffic islands proposed by the Highway Authority to enable the right hand turn lane.

 

Essentially, the concern raised by each resident was the alleged difficulty these islands would pose for them entering and leaving their properties and the resultant highway safety.

 

In response to the above the Corporate Planning and Building Control Manager commented that the outline permission under V/2013/0550 was granted on appeal.  It should be noted that the details of that access were approved and included highway improvements for a segregated right hand turn lane, incorporating two central traffic islands in similar locations, but of a slightly larger design.

 

Following receipt of the latest objections, the Highway Authority were asked to comment on the concerns.  The Highway Authority have via Ashfield District Council, invited direct contact from the residents to discuss their concerns and to see if changes can be incorporated into the design to ameliorate their concerns.  Both residents have now been informed of this invitation.

 

Mrs. H. Hatton, an objector to the application, and Mr. M. Jackson, on behalf of the Applicant, took the opportunity to address the Committee in respect of this matter.

Members were informed of the current position in determining planning applications in relation to the policies in the JUS-t Neighbourhood Plan (Selston and the Teversal, Stanton Hill and Skegby Neighbourhood Plan.
